Riverside Wharf

114 SW North River Drive · Miami, FL

MV assembled the Riverside Wharf site over multiple years, navigating a nuanced waterfront entitlement environment along the Miami River, transforming an underutilized industrial stretch into a landmark mixed-use destination.

The vision was to bring together capital partners, operators, and the Breakwater Hospitality platform to deliver a differentiated waterfront experience anchored by food & beverage and event programming, with significant remaining development potential.

Today the asset spans roughly 200,000 square feet across a two-tower development, featuring the 165-key Dream Miami luxury hotel, the expanded Wharf Miami, signature restaurants, a 12,000 sq ft event hall, a 30,000 sq ft nightclub and rooftop dayclub, and a private marina for megayachts.

MV's strategy is to acquire, entitle, develop, and operate the asset as a long-term hold, compounding value through active asset management and phased development rather than a near-term sale.

Growth Drivers

Multiple levers drive continued value creation.

01

Operating Optimization

Active asset management of existing F&B venues, tenant curation, programming density, and operational efficiency drive same-asset NOI growth.

02

Programming & Events

An activated waterfront with concerts, private events, and seasonal programming generates ancillary revenue beyond base rents.

03

Phase II Development

Remaining entitled GFA enables incremental mixed-use development, residential, hotel, and office components anchored by the existing F&B platform.

04

Platform Expansion

Riverside Wharf serves as a template for additional waterfront acquisitions across the Miami River corridor and broader South Florida.

Targeting durable double-digit NOI growth through active ownership and disciplined execution.

Key Risks & Safeguards

Structured to mitigate the principal risks of waterfront development.

01

Entitlement & Permitting

Site assembled and entitled over multiple years through a deep relationship network with local stakeholders; remaining work is incremental rather than greenfield. MV's track record of complex waterfront work provides credibility with regulatory bodies.

02

Operating & Hospitality Execution

Breakwater Hospitality Group operates eight Miami F&B concepts on-platform, providing in-house operating expertise rather than reliance on third-party operators. Programming and tenant mix are actively managed by MV.

03

Capital Structure

A permanent capital horizon eliminates refinancing pressure at unfavorable points in the cycle. Conservative leverage and flexible structuring with long-standing capital partners.

04

Market & Demand

Diversified revenue across F&B, events, and waterfront activation reduces dependence on any single segment. The Miami River corridor is supply-constrained with growing population and tourism demand.
